Egypt’s Real Estate Sector Builds Momentum

Talaat Moustafa Group's first-quarter results signal renewed strength in Egypt's real estate market, with consolidated revenues surging 39% year-on-year. The company's strategic expansion across residential, hospitality, and recurring income streams highlights the sector's resilience and investor confidence in large-scale mixed-use development projects.

Talaat Moustafa Group (TMG) has reported strong first-quarter financial results that underscore the growing momentum in Egypt’s real estate sector. Consolidated revenues rose 39 per cent year-on-year to $247.6 million, driven primarily by the real estate division, which achieved a striking 61.6 per cent revenue increase to $115.3 million.

The company’s diversified portfolio strategy continues to deliver tangible returns across multiple operating segments. Net profit after tax climbed 24 per cent year-on-year to $103.9 million, whilst total assets reached $8.9 billion, reflecting sustained investment in properties under development and construction.

Real Estate Leadership

The real estate segment accounted for approximately 64 per cent of TMG’s total revenue growth during the quarter, cementing its position as the cornerstone of the group’s financial performance. The company delivered roughly 425 residential units across key projects including Madinaty, Privado, and Celia during the opening three months of 2026.

Properties under development reached $2.6 billion, up from $2.4 billion a year earlier, demonstrating the company’s continued commitment to large-scale mixed-use community development. Investment properties also increased 13 per cent to $506.5 million, reflecting the ongoing value creation across TMG’s portfolio.

Diversified Income Streams

Beyond real estate, TMG’s hospitality operations contributed meaningfully to overall performance. Hospitality revenues rose 21 per cent to $81.2 million on the back of higher occupancy rates and improved room pricing. The company’s recent acquisition of Legacy Hospitality, which comprises seven historic hotels, has strengthened its position in Egypt’s tourism and hospitality sector.

Recurring revenue streams – encompassing commercial leasing, sporting clubs, and integrated community services – increased 26 per cent year-on-year to $51 million. These recurring income sources now account for 53 per cent of consolidated revenues, providing earnings stability and supporting foreign-currency cash flow generation.

Market Confidence

The Q1 results signal strong investor confidence in Egypt’s real estate trajectory. TMG’s strategic expansion into asset monetisation and asset-light scalability demonstrates how major developers are adapting to evolving market conditions whilst maintaining robust financial performance.

CEO Hesham Talaat Moustafa noted that the company is executing a clear expansion strategy whilst entering a new phase of asset monetisation. The company expects Noor, its flagship project, to begin deliveries in the second half of 2026, positioning TMG for sustained growth throughout the year.

The financial performance reflects the resilience and attractiveness of Egypt’s real estate sector to both domestic and international investors, particularly in large-scale mixed-use developments that balance residential, commercial, and hospitality components.

Gulf family businesses rethink succession, manufacturing and legacy

Family business leaders gathered in Abu Dhabi for the second day of the Forbes Middle East Family Business Summit 2026, where the conversation moved well beyond preserving capital. Speakers challenged the long-held belief that family fortunes rarely survive three generations, urged enterprises to shift from distribution into domestic manufacturing, and set out how the next generation can reinvent a business without loosening its values. The message across the sessions was consistent: governance, early succession planning and industrial depth now decide which family enterprises keep growing across the Gulf.
